Everyone’s looked up and seen someone working on the side of a building. Most people wonder the same thing: how does that actually work?
The answer involves more planning than most people expect. The cleaning itself is the simplest part. What makes the operation professional or dangerous happens before anyone leaves the rooftop, and the difference isn’t always visible from the ground.
Before Anyone Leaves the Ground
The work starts days before the crew shows up. A Site-Specific Safety Plan is developed for the building. Not a generic template. A plan that maps out the specific anchor points on the rooftop, the rigging configuration for that facade, the drop zones at ground level, and the emergency procedures for that property.
On the day of the operation, the crew inspects every piece of equipment. Ropes, descenders, carabiners, harnesses, helmets. Anything that doesn’t pass inspection gets pulled. There’s no “it’s probably fine.”
The rigging gets set up on the rooftop. Ropes are run through edge protectors on the parapet to protect both the rope and the rooftop membrane. Each rope is anchored to an independent certified point. Two ropes per technician, two anchor points per rope. Nothing shares a single point of failure.
Then there’s a safety briefing. The team reviews the plan for that specific building, that specific day. Wind conditions, weather forecast, communication protocols, areas of concern on the facade.
Only then does anyone go over the edge.
The Descent
Each technician is connected to two ropes at all times. The working line runs through a mechanical descender that controls the rate of descent. The safety line runs through a separate device that locks automatically if the technician moves too fast or the working line fails.
This is the core of the IRATA and SPRAT certification standards. Two independent systems. If one fails completely, the other holds. The technician never depends on a single point.
The descent is controlled, not free. The technician moves at their own pace, stopping at each panel. Tools are attached to the harness or to the ropes. Squeegees, applicators, cleaning solution in sealed containers, a white bucket for supplies. Nothing is loose. Nothing falls.
Each vertical pass down the facade is called a “drop.” Every drop gets logged. Start time, end time, conditions, observations. If a technician notices something unusual on the facade during a drop, it goes in the record.
Communication is constant. Between technicians on the facade, and between the crew and the supervisor monitoring from the rooftop or ground level.
The Safety Standards Behind It
IRATA and SPRAT are the two international certification bodies for industrial rope access. They’re not general safety courses. They require documented field hours, hands-on practical exams, and periodic recertification.
The certification has levels. Level 1 technicians execute work under supervision. Level 2 can rig and lead small teams. Level 3 can supervise entire operations, design rigging plans, and manage rescues.
Self-rescue is part of the training. Every certified technician knows how to reach a colleague who becomes incapacitated on the rope and bring them to safety. The crew doesn’t call 911 and wait. They execute a rehearsed rescue protocol in minutes. That capability is tested and documented as part of the certification process.
Equipment gets inspected before every operation. Not weekly. Not at the start of a contract. Every single day the crew works. Ropes have a logged service life. Carabiners and descenders have serial numbers and inspection records. When something reaches its limit, it’s retired.
What Separates Professional Operations from the Rest
Not every crew working on a building facade operates at the same standard. The differences aren’t always visible from the ground, but they matter when something goes wrong.
Single line vs. dual rope. A bosun’s chair operator often works on a single line with no independent backup. If that line fails, there’s nothing else. An IRATA/SPRAT operation uses two independent systems. Always.
No safety plan vs. SSSP. Some operators show up and tie off to whatever they find on the rooftop. A professional operation presents a Site-Specific Safety Plan before any work begins, with engineered anchor points and documented rigging.
Wrong insurance vs. correct coverage. A Workers’ Comp policy classified under “Janitorial Services” doesn’t cover industrial work at height. If an accident happens and the code doesn’t match the activity, the carrier denies the claim and the building absorbs the liability.
911 dependence vs. self-rescue. If an operator can’t rescue their own colleague, the emergency plan is hope. A certified crew resolves the situation internally in minutes.
No documentation vs. full reporting. A professional operation delivers a close-out report with photos, logs, and observations. The PM gets a paper trail. The Board gets accountability.
More Than Cleaning
Technicians on the rope are in the best position to see what no one inside the building can see. Sealant separating from window frames. Concrete starting to crack. Staining patterns that indicate water is getting behind the surface.
A crew that only cleans glass and walks away is leaving information on the wall. A crew that documents what they find and reports it turns every cleaning visit into a condition assessment of the building envelope.
That report is what protects the Property Manager in a Board meeting. It’s what gives the engineer a starting point for a deeper inspection. And it’s what catches a small problem before it becomes a large, expensive one.
